M Moser Beijing Office Awarded LEED® Gold Certification

M Moser Associates’ new office in Beijing has been awarded the LEED® Gold certification from the U.S. Green Building Council (USGBC). LEED®, which stands for Leadership in Energy and Environmental Design, is the USGBC’s leading rating system for designing and constructing the world’s greenest, most energy efficient, and high performing buildings and interiors.

The office renovation and certification process was overseen by Doris Wong, M Moser Beijing Director and Head of Office, who said “Improving the environment through better air quality, lighting, ventillation and other factors has directly impacted how our staff work. They work more efficiently, are more proactive, and feel new respect for each other. They are more comfortable and happier to come to the office everyday. Overall, the morale has greatly improved. We are all proud of our new LEED® certified office.”

LEED® verifies environmental performance, occupant health, and financial return, covering areas such as energy use, lighting, water, and materials use, as well as incorporating a variety of other sustainable strategies.

According to Rick Fedrizzi, President, CEO and Founding Chair, U.S. Green Building Council, “M Moser’s LEED® certification demonstrates tremendous green building leadership. The urgency of USGBC’s mission has challenged the industry to move faster and reach further than ever before, and M Moser Associates serves as a prime example with just how much we can accomplish.”

LEED® certification of M Moser’s Beijing office was based on a number of green design and construction features that positively impacted the project itself. These features include the substantial use of natural light that reaches all staff; installation of a Heating, Ventilation and Air Conditioning system whose sensitive CO2 detectors and outdoor airflow monitors ensure a non-stop flow of fresh, healthy air; use of materials with low-emitting Volatile Organic Compounds (VOC); controllable lighting system; and other categories as well.

Ms Wong comments, “To date, the installation of these features has significantly reduced the power consumption versus our old office. In addition, we have also seen less staff turnover. Clearly, there are many more benefits. We also foresee the little premium on construction costs recovered in no time.”

The LEED® certification process was a team effort by many staff at M Moser, both in Beijing as well as by staff from other offices in the group. This certification represents a significant milestone in the company’s sustainability initiative and is a valuable resource for other projects within the group attempting LEED® certification.
