One of London’s most significant property owners, The Crown Estate, required a standout workplace design solution for its refurbished building at Swallow Place, London.
The Crown Estate engaged M Moser London to design and deliver a “showcase office” that would help prospective tenants imagine their finished workspace. Calling upon our expertise in designing workplace solutions across a spectrum of client types, the workplace would appeal to future occupiers across multiple industries.
A fully-functioning office space, Swallow Place is built to be leased straight away by an occupier. A driving objective was to make the leasing process easier for future tenants, by providing a visual representation of what could be achieved with the space.

Enabling choice for future tenants
The Crown Estate shared their bronze, silver and gold furniture standards with the M Moser team to incorporate into the workplace design solution. These standards were based on specific criteria including lead times, sustainability and cost-effectiveness.
Using these standards, we developed a set of floorplan layouts and furniture solutions. These ranged from high-density working (1:8 desk ratio) to more agile settings, incorporating collaborative booths, project areas and quiet focus spaces. This would support the future flexibility of the office and provide a range of options to the tenants that would occupy other floors.

Adaptability for the occupier
With a neutral palette, the office design provides a sophisticated yet flexible backdrop for tenants of all sectors. The interior allows for the fusion of the occupier’s identity into the space.
Brand identity, environmental graphics and brand accessories create a memorable workplace experience. Top talent prioritise companies where collaboration is encouraged and culture is amplified. By intentionally leaving the space a “canvas”, The Crown Estate’s tenants can personalise how users will engage with their brand inside the office.
Through the creation of the conceptual layouts, future tenants have freedom of choice to select a layout where its staff can do their best work.
Supporting wellbeing through nature
Residing on Swallow Place, the interior design drew from the contrast between “swallow” within the street name and its busy, urban location in Mayfair. The bird, more specifically the barn swallow, was the perfect inspiration to bring the calming symbolism of nature into the occupiers’ active working lives.
The barn swallow features an impressive steely blue forked tail, which translated into angled and textured elements in the workplace design.
Drawing on a range of biophilic components including wood and planting, the workplace environment is designed to support staff wellbeing. Open-plan work settings have been carefully positioned to benefit from an abundance of natural daylight.
