Bringing hospitality into the workplace

Global investment manager, Paris

For its next Paris workplace, our client wanted to create a welcoming environment for meetings and visiting stakeholders, with a stronger sense of local character.

We supported the property search by test-fitting several options, then took the selected space from concept through design and build. Working across each stage gave the team a clear understanding of the client’s priorities from the outset and carried that insight through to delivery.

At a glance

  1. Testing central Paris properties to understand the floorplate and base build performance.
  2. Carrying building knowledge directly into an eight-week design and build programme.
  3. Giving the local team dedicated spaces to meet, gather and host.

Comparing the property options

In a competitive central Paris market, we test-fitted several properties against the client’s requirements, including location, a 250–350 sq m floorplate and a recently refurbished building.

Working with stakeholders in Paris, London and New York, we compared each option against both local priorities and the client’s wider workplace expectations. A property close to Place Vendôme emerged as the strongest fit, with much of the existing base build suitable for retention.

By the time the lease was agreed, we already had a detailed understanding of the floorplate and existing conditions, allowing us to move quickly from property selection into design and delivery.

Moving from selection to design and delivery

That familiarity proved valuable once the lease was signed, with the project moving into an eight-week construction programme.

To maintain momentum, we retained much of the existing ceiling infrastructure and aligned procurement with products and suppliers that could meet the programme. This allowed design decisions to progress quickly while making practical use of the existing space.

Close collaboration with the client team also kept the process moving at pace, with clear decisions, rapid sign-off and strong alignment on plans and materials throughout design.

Balancing work and hospitality

The 3,200 sq ft floorplate is organised around a central open area with two wings, creating distinct work zones for the sales and real estate teams alongside shared spaces for meetings and gathering.

A boardroom for around 15 people supports management and stakeholder meetings, while a café-style space of similar capacity gives the wider team a more informal place to meet, connect and spend time together.

Bringing character to the workplace

The brief called for a workplace with a distinctly Parisian character while remaining aligned with the client’s global standards.

The building’s Haussmannian architecture and its setting in Paris’s fashion district shaped the design language. Bespoke joinery, wall mouldings, carefully selected finishes and feature lighting draw on that context, giving the workplace a character that feels specific to its location.

The client was closely involved in the selection process, with particular attention to material quality and texture, as well as lighting brands and colour temperature.
