When Knotel was engaged to activate a vacant building in Clerkenwell, we partnered with them to enhance the asset’s appeal and accelerate its readiness for the market, transforming it into a flexible, tenant-ready space.
By rethinking the leasing strategy, adapting quickly to incoming tenant needs and delivering a full design and build solution, we helped reduce downtime, generate early revenue and get the building working harder, faster.
The building had sat vacant for nearly two years with no market traction. Previously offered as a single-tenant opportunity, the space failed to gain attention in a competitive leasing environment. Knotel recognised that a floor-by-floor model aimed at start-ups and SMEs would be more effective.
Knotel’s design team developed the strategic brief and concept design pack, establishing the creative direction for the project. We were engaged to translate this vision into a full technical design package. Moreover, we provided comprehensive visuals of the space to enable Knotel’s sales team to start marketing early.
Originally in a partial Cat B condition, the space needed intelligent, light-touch upgrades. Carpeted areas where plumbing was required were reworked with durable hard finishes, tea points were introduced on each floor and flexible layouts made it easier for tenants to visualise how they’d use the space.
A recruitment firm committed before construction was even complete, leasing its floor based solely on our plans and concept visuals.
A key feature of this project was speed and flexibility. When an early tenant requested additional toilets, we turned the change around quickly, thanks to our integrated design and build team, close coordination with Knotel and direct engagement with the landlord. This streamlined setup allows for fast decision-making and responsive delivery on site.
The result is a fit-out that responds in real time to market needs and a leasing strategy that proves effective before project completion.

Emily Nokes, Head of Design at KnotelKnotel wanted to elevate the building’s industrial character. Exposed yellow brick walls and green steel structure became celebrated design elements, paired with a minimal palette of terrazzo flooring and oak detailing. This approach keeps the tenant-ready space visually strong while leaving room for tenants to customise.
In keeping with this thoughtful, light-touch approach, some of the removed carpet tiles were donated to a local school for reuse, extending the project’s value beyond the building itself.
This project reflects a shift towards strategic partnerships with owners and occupiers to activate flexible workspaces. With a well-defined concept guiding the design, leasing and operations strategy, our team collaborated closely to bring this vision to life.
By aligning with the design intent from the outset, we were able to support Knotel’s lower-risk, activation-first approach, demonstrating value early on and showcasing the full potential of this new direction.
